Sedona Estate Cleanout: A Full Property, Cleared in One Day

We recently handled a full estate cleanout on a property in Sedona, Arizona — a two-bedroom house and a large detached garage, cleared start to finish in about 10 hours with a four-person crew and four truckloads. We worked the job alongside realtor Kim McDermott, who brought us in to get the property ready for listing. Thank you, Kim, for trusting us with it.

What the Day Looked Like

A property this size, empty in a single day, only works with the right setup and a clear plan before the first item comes out. We ran one Ford F-550 and two trailers, four truckloads by the time we were done. Rather than have all four of us loading at once, three worked inside clearing the house and garage while the fourth ran dump trips and brought valuables back to the trailer — we swapped who took that role through the day to keep the crew moving instead of standing around waiting on a truck.

As we cleared each room, we swept and vacuumed behind us — the house and the garage both. Along the way, we sorted valuables on-site, keeping donation and resale items separated into their own trailer rather than mixing everything into one load. Curtains came down along with everything else, so the house was left bare and ready for photos.

Small Details That Mattered

A few things we paid extra attention to on this one, since they’re easy to overlook and make a real difference for whoever moves in next:

  • We kept matching materials behind. Leftover paint and tile that matched the current state of the house stayed on the property instead of going in a truck, so the new owner has what they need for any touch-up repairs down the line.
  • We swept the gravel off the driveway. Loose gravel that had migrated onto the concrete gets ground in by tires over time and can mark or damage the surface — clearing it made the driveway look sharp for showings and protected it going forward.
  • We finished the exterior with a blower. A clean walkway and entry matter as much as a clean interior for a property that’s about to be shown.

We treated the property with the same respect we’d want shown to a home of our own throughout the day — this is someone’s property being prepared for its next chapter, and it shows in how the job gets done.

A Final Walkthrough, Then Ready to List

Before we left, we walked the property with Kim to confirm she was happy with everything — every room, the garage, and the exterior. By the time we finished, the house was ready for listing.
